As was discussed earlier, we have closed on the location for the project – Villa & Residential Plots – 44km to Gachibowli, 4km to NH65 (to become a 4 lane road as per master plan 2031) and 8km to GITAM, Rudraram – 4km to planned RRR – within RRR.

Zone – PeriUrban (Choice of conversion to HMDA post ownership of the Land – if conversion does not work out, we will proceed with min 600 Sqyards plots and Villa in min 150 Sqyards (2000 Sqfeet) onwards.

Pricing and Timelines:

Investor: Min Investment of 25 Lakhs – ROI of 30% in 6 months which will be backed by MOU and PDCs

Scenario 1: HMDA Approval goes through (Advantage of HMDA venture next to the project and 4 way lane coming up)

For those who choose for Conversion to HMDA, min 40 feet roads and open area as specified by HMDA Norms will be provided along with BT Roads, Compound Wall for Project, Under Ground Water and Drainage, Water Tank and Solar Fencing – Extra Cost of Rs.1200 per Sqyard will be charged at that point.

Scenario 2: HMDA Approval does not go through.

For those who opted “No Conversion” or if conversion application does not go through, BT Roads, Compound Wall for project and every Plot, Shed with D.no Allotted will be provided at no extra cost than the price Quoted for Land – Phase perse.

Villa Construction: Will be done @2000 per Sqft and in 1/4 of the land parcel (min 600 Sqyards plot will have 150 Sqyards construction of 2000 Sqfeet) – applicable in all phases.

Phase 1 @ 5500 per Sqyard:
The area denoted for Phase 1 will cost Rs.5500 per Sqyard.
You get 600 Sqyards for purchase of 600 Sqyards and 40 feet roads will not be deducted.
100% payment within 30 days – by 15th January 2022 – Bookings start by 16th December 2021 after legal, pollution and water certificates obtained.
Registration of land will be done by 15th February 2022 and Development Agreement taken by CleanDeed same time

Phase 2 @ 7000 per Sqyard:
The area denoted for Phase 2 will cost Rs.7000 per Sqyard.
You get 600 Sqyards for purchase of 600 Sqyards and 40 feet roads will not be deducted.
100% payment within 90 days (33% every 30 days) – by 15th March 2022 – Bookings start by 16th December 2021 after legal, pollution and water certificates obtained.
Registration of land will be done by 15th April 2022 and Development Agreement taken by CleanDeed same time

Phase 3 @ 9000 per Sqyard:
The area denoted for Phase 3 will cost Rs.9000 per Sqyard.
You get 600 Sqyards for purchase of 600 Sqyards and 40 feet roads will not be deducted.
100% payment within 150 days (min 20% every month) – by 15th May 2022 – Bookings start by 16th December 2021 after legal, pollution and water certificates obtained.
Registration of land will be done by 15th June 2022 and Development Agreement taken by CleanDeed same time
