Minutes of Meeting 13th Jan 2023 – Builder, Landlord and Investors/Buyers
All Queries and pending discussion points to be closed by 15th Jan 2023 and MoU’s to be done on 16th Jan 2023 between Landlord and Buyer/Investor. Builder will sign as Witness along with CleanDeed.
Pricing of 3600 per Sqfeet is valid for first 6000 Sqfeet and Price will be higher for beyond if bookings are requested. Price includes one car parking , amenities etc. Registration, GST, Corpus Fund and Maintenance will be extra. Additional Car Parking charges extra.
Currently bookings can be done only till 15th Floor. 30th till 40th floors will be Duplex. Bookings for other floors will open at higher rates only.
Flat sizes will start from 1600 Sqfeet – only 3BHK and final floor plans will be shared by month end. Bookings can be done at 1600, 1800 and 2000 Sqfeet. 100 Sqfeet+ or – will be adjusted at same rate once final floor plans are shared.
Landlord assures approvals in 6 months post which he is ready to buy back the flat if the buyer/developer wishes to cancel and pay the amount back with interest of 1.5% per month. He will be issuing Post Dated Cheques along with MoU
MoU to have the floor and facing mentioned of the chosen flat along with the above points included.
On payment of Booking amount, Buyer/Investor will have 30 days time to make the rest payment. If unable to make the payment, the MoU will be cancelled and the booking amount not refunded – unless in very genuine cases. No extension of payment timeline at any cost.
At the time Booking, Buyer/Investor will get copy of the Legal Opinion, Land Documents, Development Agreement copy between the Builder and Landowner (sensitive details masked), Post Dated Cheques.
Registration will be done as soon as the approvals are done and same time MoU and Post Dated Cheques to be handed back to the Landowner. The specifications will be met as far as possible from the MoU and decision rests with the Buyer / Investor to proceed or withdraw when the Flat is finalized.
This is only Landowner share sale and Builder will start his sales only post approvals.
Final List of the Buyer/ Investors along with their payment schedules to be submitted to the Landlord by 15th Jan 2023 so that MoU’s can be prepared for 16th Jan 2023.
