Dear Members,

Based on the fact that there is huge demand for 1bhk apartments in Kondapur, Gachibowli, Khajaguda, Madhapur – with Work from Home almost coming to and end and professionals returning to Hyderabad – We are proposing 1 BHK Apartment Project – Group Project.

Proposed plot at Kondapur – near My Home Mangala – 318 Sqyards.

By purchase of Plot and Construction, we will be able to create continuous demand for rentals –
a) Floor plans to suit most Couple / Single professional stay
b) Tie Ups with HR in MNC’s around the area of Project

Current Market pricing is above 7k per sqfeet wherein our target is between 5k-6k per sqfeet and configurations of 250-300 sqfeet Apartments in 300-500 Sqyards Plots. Typical Flat will have ample parking, Hall, Bedroom with attached bath common bath, wash area and Kitchenette.

We will plan for prelease after approval of the Project for fixed terms if you wish to opt for the same.

Based on stages of your investment, pricing will vary and post approvals and Home Loans – will be bit lesser than Market Price.

Pricing

Land Acquisition Stage: 20 Lakhs
If we have enough members to purchase the land, land will be registered in your name – along with other Investors and development agreement taken. Registration with UDS will be done post approvals.
In case investors are not enough to cover the land cost, we will start with MoU and PDC’s to get into agreement with the Land Owner and registration will be done post complete amount fulfilled – worst case scenario – 6 months from agreement.

Post Approvals Stage: 30 Lakhs
Post Approvals (HMDA DC letter), you can pay 20% and go for Bank loan for Rest amount – to be cleared on stages of construction. Will also be open to members other than CleanDeed Group.

Post Approvals (RERA as well), 1st Floor completion and Bank Loan: 40 Lakhs
Regular Purchase – however priority will be given to CleanDeed Members
