Please find below the details for the Residential Plot / Villa Project for CleanDeed starting 17K per sqyard. We have taken into consideration of your opinion expressed in the previous post regarding residential plots or Villa and prepared the following process. Please ping in case you need more clarity.

Best and easiest way to about this opportunity is by forming a Cooperative Housing Society as Escrow Accounts are highly time taking and expensive. Bringing in Realtor / Builder to do the Project will increase the costing of the Project.

CleanDeed has tied up with Contractors who are currently handling MyHome Ankura Villa Construction and will take up responsibility of Quality, Delivery and Completion of the Project in case Project is handled through CleanDeed. We will have our team of Supervisors to monitor Quality of the Project.

In case majority Members choose to go with a Reputed Builder / Realtor for the project, we will keep you posted on the terms and timelines after takeover.

Pricing:

Pricing mentioned in the form, will become visible when selected CleanDeed for Project Execution. If selected reputed Builder / Realtor, pricing will be informed after Project handed over to them.

Plotting

Investor – Min 1 Cr Investment @ 17k per Sqyard
Prelaunch Buyer @ 20k per Sqyard
Regular Buyer @ 25k per Sqyard – After Approvals

Villa

Investor – Min 2 Cr Investment @ 3900 per Sqfeet
Prelaunch Buyer @ 4500 per Sqfeet
Regular Buyer @ 5500 per Sqfeet – After Approvals

Faq:

  1. Just a doubt, what if there is se issue with land etc , so the amount paid 10k will be refunded or not ?
    Ans: Sir, We had done our prelim check and there shd not be issue. But in case there is issue, the Society formed can be used for different location. In that case CleanDeed will take up responsibility for the costs in second location.
  2. So to understand clearly, the amount won’t be refunded.
    Ans: No Sir.. CleanDeed is able to do cost to cost as expenses taken care by the membership fee. If reputed builder chosen, all verification and planning costs will be borne by them and pricing will be set accordingly.
  3. After Approvals are done, can we exit the Project and will we get refund.
    Ans: By the time of approvals, you would have paid 10k to CleanDeed and Investment amount to Society. Both amounts are 100% refundable if you wish to exit.

Approach: 73 Meters from 100Feet Road. Has access with 40ft and 50ft roads

If majority members choice is Residential Plots and handled through CleanDeed:

  1. We will form Society First – Payment of Rs.10000 to CleanDeed (only after we have enough interests and confirmation in group).
  2. Society Members will be investors and Prelaunch Users who are buying at Prelaunch Price. CleanDeed will be secretary and will hold final decision making authority with transparency to all members.
  3. Parallelly Physical Survey, Legal Opinion and Digital Survey of the Land will be done.
  4. Layout and Plotting will be finalised post which we will allot plots and start taking payments from Prelaunch buyers and Investors in the name of the Land Owner / direct payments to Land Owner.
  5. Choice of Plot Sizes will be based on member choice and layout will be planned accordingly. Premium Pricing applicable for East, North and Garden Facing Plots.
  6. File will be submitted for Layout Approval.
  7. After receiving approvals, we will open it for regular bookings as well and finish layout development (roads and boundaries)
  8. Payments from Sales (Investors, Prelaunch Buyers or Regular Buyers) Development of Roads, Boundaries, payment to Land Owner, Statutory, Payments to CleanDeed & Misc will be handled from Society Account through only and CleanDeed authorisation only after decision taken among the Society Board and same will be communicated 24 hours earlier to all members in the society.
  9. Once all Plots are Sold Out – the Cooperative Housing Society Formed will be closed or continued depending on the members decision. CleanDeed will collect opinions on the same and decision will be final. The same will be included in the paperwork for MOU and Society formation document.
  10. TimeLines:
    a) 3rd March till 7th March 2021 – Intent Form Collection
    b) 8th March till 14th March 2021 – Payments to CleanDeed – 10k each. In case we have last minutes back-outs from intent forms, 100% refund to the members and the Project will be handed over to a Realtor.
    c) 14th March and 31st March 2021 – Society Formation, Verifications, Surveys, Layout and Plotting with regular updates to members in Whatsapp Group formed specifically for this purpose.
    d) We will go for approval through Society for HMDA Approval in first week of April and then go for RERA.
    e) Approx handover with Layout Developments required by HMDA by September 2021

  1. We will form Society First – Payment of Rs.20000 to CleanDeed (only after we have enough interests and confirmation in group).
  2. Society Members will be investors and Prelaunch Users who are buying at Prelaunch Price. CleanDeed will be secretary and will hold final decision making authority with transparency to all members.
